What Corriden is.

Corriden is a service of Aurelian Syndicate L.L.C. (“Corriden”). It provides software, public-data analysis, and self-service evidence materials for evaluating commercial property-tax assessments. Packets and the on-site estimator are analytical tools built on public appraisal-roll data and stated assumptions, and every packet prints its methods, inputs, and data sources.

What Corriden is not.

Informational estimates only — not advice, not an appraisal. Corriden provides software, public-data analysis, and self-service evidence materials. We are not a law firm, accounting firm, or appraisal firm, and we do not provide legal, tax, or appraisal advice. Value figures are automated informational estimates derived from public data — not appraisals, not opinions of value, not prepared by a licensed appraiser, and not USPAP-compliant. We do not file, represent you, negotiate, or appear before any assessor, appraisal district, or review board; you prepare, sign, and file your own protest. No guarantee of any reduction, refund, or outcome. Deadlines and rules vary by county — verify with your appraisal district and consult a licensed attorney, CPA, or registered property-tax consultant for advice specific to your situation.

Accuracy and uncertainty.

Estimates are informational, built on public data and stated assumptions — not guarantees. Illustrative figures on the homepage are a worked example, not results for any actual parcel. What an appraisal district or review board decides may differ from any estimate.

Purchases.

All pricing is a posted flat fee — never a percentage of savings, never a success fee. Single-parcel packets are purchased by card at the posted flat fee and delivered within two business days to your checkout email. Multi-parcel Season Passes are purchased self-serve on the Season Pass page, each parcel at a flat yearly fee set by its assessed-value band. Single-parcel packets include one re-run within 30 days if the county revises its roll figures — email support@corriden.com within 30 days of delivery to request it. Annual plans may be cancelled any time and end at the close of the billing period. Prices exclude applicable taxes.

Refunds.

Corriden’s products are digital analyses delivered on purchase, so all sales are final, with the following exceptions. (1) If our engine cannot produce a supportable equity analysis for a purchased parcel, we do not deliver a packet and the fee is refunded in full, automatically. (2) If a delivered packet’s informational estimate shows no indicated tax savings — the analysis places the assessment at, or within 2% of, the median of comparable properties — you may request a refund within 30 days of delivery using the link in your delivery email: for a one-off packet, a full refund; for a Season Pass, a partial refund for that parcel with the pass staying active — the parcel’s yearly fee less the $49 Monitor rate we retain — and, when the pass covers a single parcel, alternatively a full refund that ends the pass immediately. (3) If a delivered packet is defective because of an error in our processing, we will correct and re-issue it or refund the packet fee, at our option — contact us within the packet’s 30-day re-run window. Every refund above follows our own analysis output; refunds are never tied to the outcome of any protest, and the Monitor plan (which watches parcels regardless of their screening result) has no no-savings exception.

Acceptable use.

Don’t submit data you lack the right to use, or misrepresent Corriden output as an appraisal or as the work of a licensed professional.

Liability.

To the maximum extent permitted by law, Corriden’s aggregate liability for any claim relating to the service is limited to the fees you paid for the packet or subscription giving rise to the claim.

Governing law.

These terms are governed by the laws of the State of North Carolina, where Aurelian Syndicate L.L.C. is organized, without regard to conflict-of-law rules.
