Corriden is built by Evan, a credentialed actuary.
Actuarial work is the practice of pricing and testing risk from large datasets under a professional code — showing the method, stating the assumptions, and standing behind the arithmetic. A Texas unequal-appraisal argument is the same shape of problem: take a county’s own published roll, find genuinely comparable properties, adjust them for size, age and condition, and compare against the median. That is why this exists, and why every figure it produces prints the method that produced it.
The interest in property is not abstract — my wife is a realtor, so the gap between what a roll says and what a property is really like has been dinner-table conversation for years. The rest is a working preoccupation with data analytics, applied AI, and the kind of detail work where being roughly right is not good enough. The standard of conduct behind the guardrails below comes from the military: you do not overstate what you know, and you do not take credit for an outcome you did not control.
Why you only see a first name
I have a day job, and its terms mean I don’t publish my surname or employer next to an outside venture. That is the honest reason, and it is worth stating rather than leaving you to wonder. It also means Corriden is deliberately built so you never have to take my word for anything: the data is the county’s own public roll, the method is printed in every packet, and the comparables are listed by account number so you — or any consultant or attorney you hire — can rebuild the median yourself. What Corriden will never do
These are constraints on the business, not disclaimers bolted onto it. They are the reason the pricing and the output look the way they do.
- Never a percentage of your reduction. Every price is a posted flat fee, set by the parcel’s assessed value and shown before you buy. Contingency firms commonly take 25–50% of the tax savings, and many of those agreements renew automatically each year. We take none of it, whatever happens.
- Never file, represent, or appear for you. Corriden is software and public-data analysis. It is never your designated agent and never contacts an appraisal district on your behalf. You prepare, sign and file your own protest — or hand the packet to an agent you choose.
- Never an appraisal or a claim about what your property is worth. Every figure is an informational estimate computed from the published roll — not an appraisal, not prepared by a licensed appraiser, not USPAP-compliant. No property is ever inspected.
- Never a promised outcome. No guarantee of a reduction, a refund, or any result. What an appraisal district or review board decides is theirs to decide. The refund policy keys on our own analysis — never on how a protest turns out.
- Never more of your data than the work needs. The parcel records behind the analysis carry no owner names or mailing addresses — only what identifies the property on the public roll. Where Corriden writes to an owner, the name and address come from that same public record, are used only to send that letter, and are never sold or shared. What you give us to deliver a packet is what we keep.
Where the numbers come from
Everything Corriden computes runs on the appraisal rolls the districts themselves publish — the same records any owner can request. Nothing is scraped from behind a login, and no district endorses or is affiliated with Corriden.

Roll data last refreshed August 17, 2026 · tax rates 2025 adopted
These counts come from each district’s certified roll — the frozen file published once the appraisal review board has certified the year — so every statistic here can be reproduced from one specific dataset you can download above. Districts also publish supplemental changes after certification, and those accounts are added to our lookup without altering any certified record. A parcel page can therefore exist for an account these totals do not yet include.
You can check the work before you buy anything: the free parcel lookup shows any covered parcel against its submarket median, and the sample packet is a complete worked example — every comparable listed by account number, every adjustment shown, so the median can be rebuilt independently.
